With Condense you can make faster decisions about building improvements, in complete context.  Inputs are so easy, anyone working with your building can do it. Used as an early estimating tool, Condense instantly models construction cost, ROI, operating and maintenance cost, cash flow, environmental, and health impacts, and rebates and certifications.  And did we mention energy?  Our energy modeling platform is revolutionary, harnessing the full accuracy of Energy Plus yet eliminating drawing and reducing audit and takeoff time. Condense is a hybrid cloud-based and downloadable tool that allows quick calculations within Excel and connects with our powerful servers to run the energy models.

Let’s walk through the tool itself.

Open Condense as an Excel Add-in and start a new project.

Simple Inputs. You are guided by a simple, intuitive user interface, with the power of full Excel spreadsheets behind it. Start by picking your city and add basic structure information. Choose the building energy standard.  We convert your energy standard directly into energy model inputs, so you don’t have to spend time researching it.

Create Space Types. Add space types and zones to represent the breakdown of your building (e.g. corridors, offices, amenity center, etc). These space types determine a myriad of smart inputs for energy use as well as construction cost and maintenance, which can all be examined in detail and adjusted if needed.

Add Space Specs. As you input Space Specs, a diagram of your space will build in real time.

Repeat Space Instances. If you have similar type spaces in your building, you can easily flip and rotate your space, and then repeat it across buildings and/or within a building.

Quick Specs are a way to quickly jot down your baseline specifications. No need to search through menus of components. Condense takes your simple inputs and matches them to realistic Components that have real cost, maintenance, and other impacts associated with them, and automatically applies them to your project for you.

Create energy model. The industry’s simplest energy modeling interface! If you’ve gotten this far, you’ve already done 99% of the work.  Now sit back and relax while the tool produces accurate Energy Plus without having to engineer it yourself. When results are ready, you can click to import them and all reports are automatically updated.

Add Components. Once you’ve assessed your Baseline model, you can start finding the best potential Improvements. Navigate to our extensive building component library, filter by category (lighting, mechanical, etc), click anywhere on the row of the Component you want to add to the project, and click “Add Component”.

Optimize. When you use the “optimized” buttons, the tool searches our online database using sophisticated algorithms.  The Improvement is automatically applied to your project and inserted in the Components sheet.

Model Improvements. To get your detailed Improved model calculations, you’ll need to go Calculate one more time and click on Run Improved Models.

Create clear and concise reports. Speaking of reports, use one click to get elegant ready-made reports to print or PDF for your customers, in a language they understand.
